Recitals

1. The Transferor is the present lessee and lawful occupant of property situated at (hereinafter referred to as the "said property"), which was originally leased from under lease deed dated .
2. The Transferee has agreed to acquire the said property with all rights, title and interest for the consideration and on the terms set forth herein.

NOW THIS DEED WITNESSETH as follows:

1. In pursuance of the aforesaid agreement and in consideration of Rs. paid by the Transferee to the Transferor (receipt of which the Transferor hereby acknowledges), the Transferor hereby transfers, conveys, and assigns to the Transferee all rights, title, and interest in the said property as absolute owner in freehold, together with all appurtenances and easements, free from all encumbrances.
2. The Transferee shall from the date of this deed be entitled to enjoy, use, and dispose of the said property as absolute owner without any interruption or hindrance from the Transferor or any person claiming through them.
3. The Transferor covenants with the Transferee that the Transferor has full right and authority to transfer the said property and that the property is free from any charge, lien, or litigation.
4. The Transferor agrees to do all acts or things as may be required by the Transferee for perfecting the title to the property.
